Residential Inspection Services
I perform a free drone inspection on all home inspections in order to gain a perfect view of hard-to-reach areas such as complicated roof systems. I am a FAA Certified Drone Pilot and have passed a series of rigid requirements to obtain my remote pilot certificate from the FAA.

Single Family Home (starting at $400)
Complete & thorough inspection of all visible components and systems of the roof, exterior, interior, doors & windows, attic, crawlspace, structure, foundation, plumbing, electrical, HVAC, insulation/ventilation, built in appliances. All items inspected will be described and photographed in your report.

Multi-Family Home (starting at $450)
Complete & thorough inspection of all visible components and systems in Duplexes, Townhomes, Condos, etc. Some inspectors may not include the exterior of the home in their inspection because they assume the HOA will take care of it. However, it's important to include the exterior in the inspection, even if the HOA is responsible, because defects could affect the buyer. I include the shared systems such as roof, walls, & HVAC in multi-family home inspection reports so that the buyer (or seller) can submit repair requests to the HOA to assist with the sale. All items inspected will be described and photographed in your report.

Pre-Drywall (starting at $400)
A pre-drywall inspection is a thorough examination of a home's structural elements, electrical wiring, plumbing, and HVAC systems before the drywall is installed. This inspection ensures that all components are properly installed and meet building codes, allowing for necessary corrections before the walls are sealed. Pre-Closing/Final Walk-Thru (starting at $400)
A Pre-Closing/Final Walk-Thru inspection on new construction is done prior to the walkthrough with your builder and before closing. The inspection will help determine what issues or defects can be added to the builder's final punch list of repairs to be addressed before closing. This inspection covers the roof, exterior, interior, foundation, decks and porches, HVAC, plumbing, fixtures, electrical, attic and much more. New construction does not always mean flawless. This is your last opportunity to address concerns prior to closing and moving into your new home.

11-Month Warranty (starts at $400)
An 11-month warranty inspection performed on your new home before your one year warranty expires. This service can save you a lot of money. Having things fixed while they're still under warranty means you won't have to pay out of pocket for what could be an expensive home repair.

Radon Testing (starts at $150)
I provide a professional radon test using digital detectors and I highly recommend one for the area. For the safety of your new home and family. Testing can be performed in as little as 48 hours. Remediation process is very straight forward, low maintenance with low remediation installation costs. Radon is the leading cause of lung cancer among non-smokers and the second leading cause, over all, just behind smoking. Radon is a naturally occurring, radioactive gas formed by the decay of uranium in the soil. It can be found all over the US and in South Carolina. DHEC has found elevated levels in every county of South Carolina.

Pool & Spa Testing (starts at $125)
Complete & thorough inspection of in-ground pools, hot tubs, and spas including plumbing, electrical, deck coping, vessel surface, and accessories.
